Murray
The geographic middle of Salt Lake valley, which makes almost everything a short drive.
The middle of the valley, and why that matters
Murray's single biggest advantage is position. It sits close to the center of Salt Lake valley, which means almost everywhere else in the valley is a short drive rather than a commitment.
That sounds like a small thing and it compounds. If your work is downtown and your family is in Sandy, or your work is in the south valley and your evenings are in the city, Murray is frequently the answer that stops you choosing between them. Nobody buys a house for its centroid, but plenty of people stay in one because the driving stopped being a factor.
What Is My Murray Home Worth?
Its own city, not a stretch of road
Murray is a full city with its own services rather than a name on a section of the valley, and it has light rail running through it. For anyone who would use transit even occasionally, that is worth checking against a specific address, because the value of a rail line depends entirely on how far you are from it at both ends.
Practically, being its own city means local decisions get made locally, and it is worth a look at what the city has planned near anything you are considering.
A wide range of housing, and a wide range of condition
Murray has been built in several waves, which means the housing spans decades. Older established streets, mid-century blocks, and newer infill all exist here.
The practical consequence is that a price comparison across Murray as a whole is not very useful. Two houses with similar square footage can be genuinely different purchases depending on the era and the street. Pricing and offer advice both have to happen at the street level here.
Buying and selling here
If you are buying, the thing worth doing is driving your actual commute from a specific address at the hour you would actually drive it. Murray's advantage is real but it is an average, and a particular house may sit on the wrong side of a bottleneck.
If you are selling, you are competing across a broad range of housing, which means presentation is doing more work than you would think. Professional photography, video and drone aerials on every listing, and paid advertising from the first week, are how a Murray house stops looking like the other four on the search page.
How Murray compares
Murray is my practical starting point when your work, your errands and your social life are spread around the valley rather than concentrated at one end of it.
| City | Main reason to buy | Main trade-off | Recent median sale price |
|---|---|---|---|
| Murray | Central valley location and strong transit connections | Compare residential streets carefully against the nearby commercial corridors | $539,000 |
| West Jordan | Lower citywide prices than most of these alternatives | East to west position can substantially change your commute | $540,000 |
| South Jordan | Daybreak amenities and more options for newer homes | HOA costs and the actual commute both deserve attention | $630,000 |
| Salt Lake City | Restaurants, culture, and proximity to downtown jobs | Space, parking and home condition vary considerably by neighborhood | $638,000 |
| Sandy | Established suburban streets near the Wasatch | Higher prices, particularly for the foothill locations | $692,000 |
| Draper | Corner Canyon trails and access toward northern Utah County | Highest median price of these six | $818,000 |
Median sold prices for all home types, reported by Redfin for the three months ending August 2026. They reflect different mixes of houses, townhomes and condos rather than equivalent properties, so read them as a direction. Ask me for current MLS figures before deciding anything on price.
My buying take on Murray
The number in that table is the one worth pausing on. Murray and West Jordan sit at essentially the same recent median. That matters because plenty of buyers assume they have to move further west to meet their budget, and on these figures that assumption does not hold. Look hard at Murray before you decide you cannot afford the middle of the valley.
Compare the size and condition of actual houses rather than the city medians, then drive the commute. Medians describe what sold, not what you would be buying.
On transit, Murray Central connects FrontRunner and TRAX, which gives you genuine options beyond driving rather than a station that exists on a map (UTA station addresses). The Jordan River Parkway also runs through, for walking and riding.
The trade-off: compare residential streets carefully against the commercial corridors nearby. Murray's convenience comes from having those corridors, and living on top of one is a different proposition from living five minutes from it.
Where I would start people in Salt Lake County:
- Overall convenience: Murray.
- Budget: West Jordan, with Murray checked first.
- Mountain access: Sandy.
- City life: Salt Lake City.
- Planned community amenities: South Jordan.
Working with me in Salt Lake County
One thing I would rather say than have you notice. Davis County is where most of my business is and where I know the streets individually. Salt Lake County is a market I work in regularly and know well, and I will not pretend to the same street-by-street familiarity here that I have in Kaysville. What you get from me in this part of the valley is the same process, the same marketing and the same negotiation, plus honest answers about what I do and do not know about a specific block.
I have deliberately not put price figures on this page. Ask me for current numbers on any of these cities and I will pull them from the MLS rather than quoting something that was true last quarter.
Frequently Asked Questions
What is the main reason to look at Murray?
Position. It is close to the middle of the valley, so almost everywhere else is a short drive. If your life pulls you in more than one direction, Murray often stops you having to choose.
Is the housing old or new?
Both. Murray has been built in several waves, so older established streets, mid-century blocks and newer infill all exist here. That means town-wide price comparisons are not much use and pricing has to be done at street level.
Is transit actually useful from Murray?
It depends on the address and on both ends of your trip. Light rail runs through the city, but a station existing is different from a station being convenient to your house and your work. Worth checking against a specific property.
Do you work in Murray as well as Davis County?
Yes. Davis County is where I know streets individually, and I will tell you plainly what I do and do not know about a particular Murray block rather than pretend to a familiarity I have not earned.
