Living in Midvale, Utah: What Buyers Need to Know in 2026

Title card for the article: Living in Midvale, Utah: What Buyers Need to Know in 2026

Start here

Midvale doesn't get the marketing that Draper or South Jordan get. There's no lifestyle brand, no "Utah's best suburb" billboard. What Midvale has is a central location in Salt Lake County, two TRAX light rail stations, and home prices that still have some breathing room compared to the suburbs on either side.

If you're buying in Salt Lake County and you haven't seriously looked at Midvale, this guide will catch you up on what matters before you schedule a showing.

Location: The Part That Changes Everything

Midvale sits between Murray to the north, Sandy to the south, and West Jordan to the west. I-15 runs along the eastern edge of the city. I-215 cuts through the northwest corner, connecting you to the airport and West Valley.

From Midvale you can reach downtown Salt Lake in about 15 minutes off-peak. The Cottonwood Canyons are about the same distance to the east. Sandy City Center is 10 minutes south. Murray is 10 minutes north.

Most major employment centers in the Salt Lake valley are within 20 minutes of Midvale. You're central, and central matters when you're talking about daily commutes for years.

What Homes Look Like in Midvale

Midvale has two distinct housing eras, and they sit side by side in the same city.

The older neighborhoods near Midvale Center were built mostly from the 1950s through the 1970s. Single-story ramblers, brick construction, modest lot sizes. These homes are practical and solid. In many cases they represent the most accessible price points in Salt Lake County south of Murray.

On the western side of the city, the Bingham Junction area is a newer mixed-use development. Townhomes, condos, and some single-family homes built in the past 15 years. Cleaner finishes, walkable streetscapes, direct freeway access.

Both exist in a city of roughly 35,000 people. The range is useful because a first-time buyer and someone downsizing can both find something here without compromising completely on what they want.

TRAX Access: What It's Actually Worth

Most Salt Lake County suburbs are car-only. Midvale is one of the few cities in the county where that's not true.

The city has two TRAX stations: Midvale Center and Midvale Fort Union, both on the Sandy/Draper line. That line runs directly into downtown Salt Lake. The ride is about 20 minutes from Midvale to the downtown stations.

For a two-income household where one person works downtown, this cuts out a second car or a daily I-15 commute. I work with a lot of buyers relocating from the Pacific Northwest and California. When they find out Midvale has TRAX access, it usually moves up their list fast.

Schools

Midvale is served by the Canyons School District. Elementary schools include Midvale Elementary and East Midvale Elementary. Middle schools include East Midvale Junior High and Midvale Middle School. Alta High School serves most of the city at the high school level.

One consistent piece of advice I give every buyer: do not rely on the MLS listing for school boundary information. Zoning shifts, and listings don't always reflect the current assignment. Verify the boundaries for a specific address directly with Canyons School District before you make an offer.

Things to Do Near Midvale

Midvale is a base, not a destination. The city itself is functional, not scenic. But where it sits gives you access to things that matter.

Big Cottonwood Canyon is about 15 minutes east, with Brighton and Solitude ski resorts at the top. Little Cottonwood Canyon is about the same distance, with Alta and Snowbird. The Jordan River Parkway runs along the western edge of the city with trails for walking, biking, and running. Wheeler Historic Farm in Murray is nearby.

For everyday errands, Fort Union Boulevard has everything: groceries, pharmacies, restaurants, banking. Costco is nearby in Murray. Fashion Place Mall is five minutes north.

What Buyers Should Know Going In

The older homes near Midvale Center require careful inspection. Pre-1978 construction means lead paint is possible in original finishes. Plumbing and electrical from that era may need attention. Hire an inspector with experience in mid-century ramblers.

The Kennecott open-pit copper mine sits to the southwest of the city. It's one of the largest open-pit mines in the world. During winter temperature inversions, the western corridor of Midvale can experience reduced air quality. If air quality is a health priority for your household, pay attention to how any specific address relates to prevailing wind patterns during inversion season.

Some industrial zoning exists along the western edge of the city. Before making an offer, look at what's adjacent to and behind the property, not just the home's interior and lot.

The Bottom Line on Midvale

Midvale rewards buyers who've done their homework. It's not a flashy suburb. It's a city that delivers on location, transit access, and value in a way that most of Salt Lake County can't match at the same price points.

If you've been priced out of Sandy or Draper, or you want Salt Lake County without paying premium suburb prices, Midvale belongs on your short list. You may also want to compare it against South Salt Lake for a similar value-and-transit trade-off.
