The VA loan, and the myths attached to it

The VA loan is a genuinely strong benefit. It is also the one some listing agents quietly advise their sellers against, usually based on a reputation from decades ago rather than how these transactions actually run now.

Being a licensed lender as well as an agent matters here. I can speak to the financing side of your offer directly when a listing agent has a concern, rather than relaying messages between you, your lender and them while a competing offer gets accepted.

The property requirements are real and worth understanding before you fall in love with a house that will not pass. Knowing that in advance is the difference between a smooth transaction and a renegotiation two weeks in.

Selling when you are the one leaving

Orders work in both directions, and selling on a deadline is its own problem. You may be gone before the house closes, which means the sale has to be run remotely and someone has to handle access, repairs and the walkthrough.

Selling remotely is manageable and it is not unusual. Start earlier than you think you need to, because the one thing a PCS sale cannot absorb is a house that sits.
