Buying a Home in Bountiful
Licensed as an agent and as a mortgage lender, so I understand the financing side from the inside even when your loan is somebody else's job.
The situation
Every home search here really starts with two questions: what can you actually buy, and what will the payment be once taxes and insurance are on it.
Most buyers get the money answer from a lender and the house answer from an agent, and the two conversations never quite meet. I hold a mortgage lender's licence as well as my real estate licence. I will not be advising you on your loan while I am your agent, and I am careful about that line. What it does mean is that I have seen the lending side from the inside, so I understand what your lender is doing, why it takes the time it takes, and when something you have been told deserves a second look.

What a buyer should know about Bountiful
The housing here. Much of Bountiful was built well before the newer parts of the county, so older systems are common here. The recent citywide median sat around $550,000 (Redfin, three months to August 2026).
Getting around. The closest Davis County town to Salt Lake City. On hillside homes, personally test the driveway, the street grade and the drive to the freeway.
The honest trade-off. The bench and the flat are effectively two markets, so a town-wide price comparison is close to useless. Older homes often need updating, so compare purchase price plus likely repairs rather than price alone.
What this means for you in Bountiful
Stripped of the brochure, Bountiful is lake views, a real Main Street, and canyon trailheads minutes from the neighborhoods. The recent median sat near $550,000. Main street, the downtown plaza, and canyon trailheads within minutes within reach, and the closest Davis County town to Salt Lake City.
Buying in Bountiful, specifically. Lake views, a real main street, and canyon trailheads minutes from the neighborhoods, and the stock is a lot of it built well before the newer parts of the county. A recent median near $550,000 is the headline number, and the headline number is never your number.
What I would have you do before committing is look at the specific street rather than the town. Much of Bountiful was built well before the newer parts of the county, so older systems are common here. The recent citywide median sat around $550,000 (Redfin, three months to August 2026). Two houses here at the same asking price can be genuinely different purchases.
The rest of the picture
Who chooses this area. People who work in Salt Lake City but want to live north of it, and people who want canyon access as part of an ordinary week.
Schools. Davis School District serves the county. Ask me which schools serve a specific address and I will tell you, so you can review the published data and reach your own conclusion. I name them, I do not rate them.
What is genuinely nearby. Main Street and the Downtown Plaza. Canyon trailheads within minutes of the neighborhoods, and views west across the Great Salt Lake from the higher streets.
Bountiful against the towns either side of it
Most buyers who look here also look at the towns either side, so here is the comparison straight rather than a pitch for whichever page you happened to land on.
Centerville runs around $26,000 higher on recent medians. What you get instead is a small town with its own shopping and cinema at the south end of Davis County. The catch is that freeway proximity and street noise vary a great deal between streets
Salt Lake City runs around $88,000 higher on recent medians. What you get instead is the only part of the valley with genuinely distinct neighborhoods. The catch is that space, parking and condition vary considerably block to block
If one of those fits what you have described better, I would rather point you at it now than show you eight houses here first.
Working with me
The buyer consultation is free and it is not a showing. We go through what you want, what actually exists in your range, and what would need to be true before you write an offer. I hold a mortgage lender's licence as well, so while your loan is your lender's job rather than mine, I understand that side well enough to tell you when an answer sounds wrong.
Tell me what you are trying to do and by when, and I will tell you honestly whether Bountiful is where you should be looking.

Are you a lender as well as an agent?
I hold both licences, though not on the same transaction: when I am your agent, your loan is your lender's job and I will not advise on it. What it gives you is an agent who has seen the lending side from the inside and knows when something you have been told needs a second look.

Lake views, a real downtown, and trailheads at the top of the street. The southern gateway to Davis County.
Bountiful sits against the mountains at the south end of Davis County, which gives it two things most of the valley does not have at once: views out across the Great Salt Lake, and canyon trailheads within a few minutes of the neighborhoods.
It also has an actual downtown rather than a strip of shopping, and it is the closest Davis County town to Salt Lake City.
