Views and trailheads, in the same town
Bountiful sits against the mountains at the southern end of Davis County, and that position gives it a combination most of the valley cannot offer at once.
The higher streets look west across the Great Salt Lake, and the canyon trailheads are minutes from the neighborhoods rather than a drive that needs planning. If getting outside regularly is part of why you are moving, this is the part of Davis County where that is a daily thing rather than a weekend expedition.
What Is My Bountiful Home Worth?
The bench is a different market from the flat
This is the single most useful thing I can tell you about buying in Bountiful, and it is not visible in a search filter.
The higher streets and the flatter ones are effectively two markets. Elevation buys the view, and the view carries a premium that can be substantial between houses of similar size a few minutes apart. Access, driveways and grading also change as you go up, and so does what the winter is like.
The practical consequence is that a price comparison across Bountiful as a whole tells you very little. Two houses with the same square footage and the same year built can be genuinely different purchases depending on where they sit. Anyone pricing your house, or advising you on an offer, needs to be comparing like with like at the street level rather than at the town level.
A downtown rather than a strip
Bountiful has a real center. Not a stretch of road with parking in front of it, but somewhere with its own character where things are walkable from each other.
A real center is rarer along the Wasatch Front than it should be, and it is part of why the town holds its appeal for people who have lived there a long time. It also means the neighborhoods closest to the center carry a walkability that the rest of the county mostly does not offer.
How Bountiful compares
Bountiful is the southernmost of the Davis County towns, which makes it the first place I would look for anybody commuting into Salt Lake City regularly.

My buying take on Bountiful
Bountiful is compelling if you value location, mature trees and a street grid that was laid out generations ago more than you value a brand new house. It has a recognizable Main Street and a downtown gathering space, which matters if you want an actual town center rather than a strip (Bountiful City Downtown Plaza).
On an older property, compare the purchase price plus the likely repairs and updates, never the purchase price alone. That combined number is the one that tells you whether it is a good buy, and it is the calculation most buyers skip.
On a hillside home, go and test it yourself. The driveway, the street grade, and the actual drive to the freeway. Those three vary enormously between houses a few minutes apart and none of them appear in a listing photograph. In winter they are the difference between a house you love and one you resent.
Across the six Davis County towns, the shortlist I would start people on:
- Salt Lake commute: Bountiful or Centerville.
- Central Davis County lifestyle: Kaysville or Farmington.
- Hill Air Force Base access and budget flexibility: Layton or Syracuse.
Closest to Salt Lake, and what it costs
Bountiful is the Davis County town nearest Salt Lake City, which makes it the obvious choice for anyone who works in the city but wants to live north of it.
The trade is the older housing stock. A lot of Bountiful was built well before the newer parts of the county, and that means more houses where the roof, the furnace, the electrical or the windows are approaching a decision point. That is not a problem, it is a thing to inspect properly and price accordingly. Older houses in good order are frequently better buys than newer ones in this market, but you want to know which one you are looking at.
If you are selling an older Bountiful house, the inspection response is where the money is won or lost, and going into it with a plan matters more here than almost anywhere else in the county.
