Syracuse is where the county is growing. There is more new construction here than in the established towns to the east, and that single fact changes almost everything about how this market behaves.

Inventory moves faster. What is available this month is genuinely different from what was available three months ago. And a meaningful share of the housing stock is recent enough that the usual questions about roofs, furnaces and electrical simply do not come up the way they do elsewhere in Davis County.

Buying new is a different transaction

People assume a new build is the simple version. It is a different version, and some of it is harder.

A builder's contract is written by the builder and it is not the standard purchase agreement you would use on a resale. The terms around timelines, changes, upgrades and what happens if the build runs late are frequently less favorable than buyers expect, and they are often negotiable in ways buyers do not realize.

The builder's sales representative is a good person doing a real job, and they work for the builder. Having your own representation costs you nothing in most cases and means somebody is reading that contract on your side of the table. Register me with the builder on your first visit, because doing it afterwards is sometimes not possible.

Financing is worth talking about early too. Builders often have a preferred lender with incentives attached, and whether that package is genuinely better than your alternative depends on the rate, the credits and the fees together rather than on the headline. What new construction does to resale

If you already own in Syracuse and you are selling, the competition is not only the other resales. It is the builder down the road with a finished spec home, a sales office and an incentive budget.

Competing with a builder is a real disadvantage and it is beatable, but not by pretending it does not exist. A resale usually wins on landscaping that has grown in, window coverings and finished touches that a new build charges extra for, and a location inside the neighborhood rather than at the current edge of it.

Those advantages only work if the listing is presented well enough to be seen next to a professionally marketed builder product. This is a market where an ordinary listing photo set loses to a sales office, which is why every one of my listings gets professional photography, video and drone aerials, and paid advertising from the first week.

How Syracuse compares

Syracuse lies west of the Layton and Clearfield area, and it is the town I would add to a search when the house itself, its space and its layout, is the priority.

Median sold prices for all home types, reported by Redfin for the three months ending August 2026. These compare different mixes of houses rather than equivalent ones, so read them as a direction and ask me for current figures before deciding anything on price.

My buying take on Syracuse

Syracuse is worth a close look if you work around Hill Air Force Base, work remotely, or would rather have a newer home than be near Salt Lake. Check actual listings rather than assuming every property here offers more space for the money, because that is a generalization and generalizations are where buyers overpay.

The transport picture changed recently. The 16-mile West Davis Highway opened in January 2024, adding another route through western Davis County (UDOT on the West Davis Highway opening). Whether it helps you depends on your exact neighborhood, so drive your own commute rather than assuming a new road solves it.

Check what is planned around any property before you commit. The West Gateway plan anticipates further business and residential development (Syracuse West Gateway project area plan). Growth is why Syracuse is worth looking at, and it is also the thing that changes what you bought.

Across the six Davis County towns, the shortlist I would start people on:

  • Salt Lake commute: Bountiful or Centerville.
  • Central Davis County lifestyle: Kaysville or Farmington.
  • Hill Air Force Base access and budget flexibility: Layton or Syracuse.

What to look at before you commit

Growth areas change, and the view or the quiet you are buying today may have a subdivision on it in three years. That is not a reason to avoid Syracuse, but it is a reason to find out what is planned for the land around a house rather than assuming the current edge is permanent.

Check what is approved nearby and what the commute looks like at the hour you would actually drive it. Growth tends to arrive faster than the roads do.
