Buying a Home in Syracuse

Licensed as an agent and as a mortgage lender, so I understand the financing side from the inside even when your loan is somebody else's job.

The situation

Every home search here really starts with two questions: what can you actually buy, and what will the payment be once taxes and insurance are on it.

Most buyers get the money answer from a lender and the house answer from an agent, and the two conversations never quite meet. I hold a mortgage lender's licence as well as my real estate licence. I will not be advising you on your loan while I am your agent, and I am careful about that line. What it does mean is that I have seen the lending side from the inside, so I understand what your lender is doing, why it takes the time it takes, and when something you have been told deserves a second look.

What a buyer should know about Syracuse

The housing here. A high proportion of recent construction, with a recent citywide median around $554,000 (Redfin, three months to August 2026). Fewer major systems reaching a decision point at once than in the older towns.

Getting around. The 16-mile West Davis Highway opened in January 2024, adding a route through western Davis County. Whether it helps depends on the neighborhood, so drive your own commute.

The honest trade-off. Farther from Salt Lake than the eastern Davis towns, and a resale here competes with builders who have sales offices and incentive budgets. Open land nearby may not stay open.

What this means for you in Syracuse

Stripped of the brochure, Syracuse is the part of Davis County still being built. The recent median sat near $554,000. The 16-mile west davis highway, opened january 2024, which added a route through western davis county within reach, and good for Hill Air Force Base and for remote work, longer toward Salt Lake.

Buying in Syracuse, specifically. The part of davis county still being built, and the stock is a high proportion of recent construction. A recent median near $554,000 is the headline number, and the headline number is never your number.

What I would have you do before committing is look at the specific street rather than the town. A high proportion of recent construction, with a recent citywide median around $554,000 (Redfin, three months to August 2026). Fewer major systems reaching a decision point at once than in the older towns. Two houses here at the same asking price can be genuinely different purchases.

The rest of the picture

Who chooses this area. Buyers who want a newer house, and people working at Hill Air Force Base or remotely who will trade a longer Salt Lake run for space and a newer build.

Schools. Davis School District serves the county. Ask me which schools serve a specific address and I will tell you, so you can review the published data and reach your own conclusion. I name them, I do not rate them.

What is genuinely nearby. Western Davis County, west of the Layton and Clearfield area. The West Gateway plan anticipates further business and residential development.

Syracuse against the towns either side of it

Most buyers who look here also look at the towns either side, so here is the comparison straight rather than a pitch for whichever page you happened to land on.

Layton comes in around $44,000 lower on recent medians. What you get instead is the practical center of Davis County, where the shopping and services are concentrated. The catch is that it is busier than the smaller towns, and it sits closest to Hill Air Force Base, which has a sound attached to it

Kaysville runs around $101,000 higher on recent medians. What you get instead is the hometown feel most of the valley has traded away. The catch is that it carries a premium, and it is nearly level with Farmington rather than being the cheaper option

If one of those fits what you have described better, I would rather point you at it now than show you eight houses here first.

Working with me

The buyer consultation is free and it is not a showing. We go through what you want, what actually exists in your range, and what would need to be true before you write an offer. I hold a mortgage lender's licence as well, so while your loan is your lender's job rather than mine, I understand that side well enough to tell you when an answer sounds wrong.

Tell me what you are trying to do and by when, and I will tell you honestly whether Syracuse is where you should be looking.
